Lighting A Kids Room

Lighting A Kids Room

Lighting fixtures have come a long way in a short time. They come in a variety of styles, finishes and they use various types of bulbs. Oh yes, Edison would have been proud! When it comes to brightening a childs room with light however, there are some things to consider:

Safety is key
Bulbs vary in the amount of heat they give off and kids are curious. (Not a great combination!) Dont put a lighting fixture that gets hot, where tiny fingers can hurt themselves. Not only is this referring to direct contact but indirect contact as well. Think ball being thrown up in the air hitting a bare lit bulb. In most circumstances, the bulb will break and the glass will be a hazard. If it is a compact florescent bulb (CFL) dangerous mercury could seep through a childs skin as well.

Consider light fixtures that are fully covered, have shades or have special guards that protect them from child play. There are many on the market that even will work well on a small budget.

Reduce shadows and their effects
Kids have active imaginations and, unlike your dining room or den, you will want to lessen the contrast in light and shadows in your childs room. To do this, use lighting with a wide angle of light and stay away from dark or opaque shades that only cast light upward or downward.

Select lighting fixtures that are fun
Fun doesnt mean expensive. Consider using a lamp base with classic lines but switching out the shade from year to year. Use your glue gun and creativity to add a unique touch. For girls consider feathers, ribbon, jewels and crystal. For boys, you might lean more toward texture and color: ribbon, buttons, rope, leather and denim. Since youve selected a lamp base that can grow with them throughout the years, your overall cost of simply modifying the shade every couple of years should be low.

Dont forget the details
Details are what make a room. For instance, consider using a fun finial on a bedside lamp or a decorative ceiling fan pull. If your child loves shoes (what girl doesnt) dont think twice about finding a chandelier that conveys that detail. And, if your outdoor fanatic cant simmer down when the topic of baseball is thrown around, consider a standing lamp that looks like a baseball bat! The options are truly endless and exciting!

Housing Market Recovery, Delayed

Housing Market Recovery, Delayed

It’s been reported that over twenty percent of all residential properties with a mortgage are in negative equity, certainly a good indication that the housing market is still in trouble. An expected result of this is that bank foreclosures will increase, A solution that has been recently proposed by state attorneys general and federal regulators involves pushing the country’s biggest mortgage servicers to fork over $20 billion for mortgages where borrowers’ homes are worth less than they owe on them.

The idea behind this proposal, like one similar to it known as Hamp (Home Affordable Modification Program), is to reduce foreclosures and keep homeowners in their homes. The problem is that Hamp failed and borrowers ended up worse off. The evidence did not bear out that forcing the principal write downs would do anything to solve housing market problem. Because of losing jobs or simply taking on more debt than they could afford, debtors would not permanently benefit from Hamp or its newest manifestation.

This $20 billion extortion of banks would not aid the current regulatory process for investigating bank behavior. Agencies such as the Office of the Comptroller of the Currency are already in the process of determining penalties for lenders and compensation for debtors all with a price tag in the millions, as opposed to the billions stated in the ill-fated proposal.

It’s becoming obvious to the American public that the wide array of government programs that are being launched to help the housing market recover are only serving to delay it. This is because homeowners are being led to believe that they can stay in unaffordable homes and inevitable foreclosure is only being postponed. This means that it’s taking longer to for prices to finally hit bottom. Experts hope that when the price of homes does hit bottom that the public will be in a position to start buying again. It has been a winding road because of the unemployment rate, but we will are all very hopeful.

White balancing the desire to fix the housing market while at the same time trying to avoid making the problem worse, federal regulators need to ensure that banks don’t remain the enemy in the process. Simply put, bleeding the banks won’t make them eager to lend in the future.

Know About Iranian Architecture

Know About Iranian Architecture

Iranian architecture displays a class and elegance that cannot be matched with any other style of architecture and design. It is quite distinct from that of Muslim countries. The major features of Iranian architecture are: structural ingenuity basically in vault and dome construction; a skill of decoration with freedom and intricacy incomparable to any other form of architecture.

The pre-Islamic buildings include the remarkable Elamite ziggurat at Chogha Zanbil. Baked brick was used for outer surfaces by the 12th century BC. Most of the greatest buildings were built with a religious purpose, and even in secular buildings religious influences are entirely absent. Palaces were present, and their shapes, sizes and colors varied according to the ruling dynasty.

The first great development of ancient Persian architecture took place under the Achaemenid dynasty during the Persian Empire, from about 550 to 330 BC. There are numerous remains of Achaemenian period, including two palaces, a sacred precinct, a citadel, a tower, and the tomb of Cyrus.

Royal architecture under the Achaemenid also included tombs cut in solid rock, of which the best-known examples are those at Naqshah Rostam near Persepolis. Little is known of the popular building practices of the period, but archaeologists believe that the ordinary dwelling was made of mud brick. After the conquest of Persia by Alexander the Great, Greek influence, in its late, Hellenistic phase, was predominant in the arts of Persia. Examples include fragments of bronze sculpture found at Shami, and the Parthian sculptural reliefs at Behistun.

During the Islamic period “mosques” became the major buildings in Iranian architecture. Outstanding examples of early Islamic Iranian architecture include the Mosque of Baghdad built in 764, the Great Mosque at Samarra erected in 847, and the early 10th-century mosque at Nayin.

After the 17th century, Iranian artists copied European paintings and engravings, and the native traditions declined. But Iranian architecture still managed to leave a huge impact on the world.

Investing in Luxury Furniture

Investing in Luxury Furniture

Luxury furniture is often thought of as exclusively the province of the very wealthy who live in grand homes. This is, however, a misconception. Luxury furniture is not exclusively the province of the very wealthy. It is actually a very good investment that more people should consider when decorating their homes. One of the advantages of luxury furniture is the quality of the materials and craftsmanship that are generally used in the furniture pieces. The wood frames of luxury furniture are usually crafted of solid hardwoods and constructed to be sturdy and durable. Although finely crafted luxury furniture may be more expensive to purchase, it is also more likely to endure the test of time. Less expensive furniture may last for only a few years before it breaks, sags, or otherwise becomes unusable. Even young people who are just starting out in their careers should consider investing in luxury furniture, especially for items such as sofas that are subject to a great deal of wear, because the investment will be worth it in the long run. Luxury furniture that is well crafted is an investment that can last for generations, becoming family heirlooms passed down from one generation to the next. Some luxury furniture, such as leather sofas and chairs, actually may be said to improve with age as the leather softens and loses its shine. Another advantage of luxury furniture is that it creates a lasting impression. The architectural elements of a house may be unremarkable, but beautiful luxury furniture will make an impression on visitors to the home. The furniture in a home reflects the taste and style of the occupants. Luxury furniture can make a strong statement about the residents’ appreciation of style and quality in design and materials. Luxury furniture is often the product of the finest artists and craftsmen who bring to life the designs of the top designers in the world. Although mass market retailers may attempt to copy the design elements of luxury furniture, the discerning eye will be able to readily differentiate the high quality furniture from the cheap reproductions. Furthermore, because furniture can be moved from one residence to another, luxury furniture can be enjoyed by persons who are renting their homes as well as by persons who own their homes. For persons who are forced to move regularly due to the demands of their careers, luxury furniture is a particularly good investment because they will be able to enjoy its style and comfort as they move from one residence to another. For all of these reasons, persons who are decorating a new home or updating an existing home should strongly consider whether luxury furniture should be their first choice. With some careful shopping and attention to detail, the decision to purchase luxury furniture is not likely to be regretted over the years.

Mortgage Renewal Options

Mortgage Renewal Options

Assess Your Needs For a Mortgage Renewal

At some point over the life of your mortgage, it will have to be renewed. It is at this point that you will be given an opportunity to re-evaluate your lifestyle and factors that have changed in your life since you first applied for, and secured, your mortgage.

Life is unpredictable – many things can happen that may require additional finances. Perhaps you have to pay for your child’s college tuition, or maybe you suddenly have a large medical expense that needs to be paid. You might have a big trip planned, or an extensive renovation on your home in the works. Whatever your need, a mortgage renewal may be the perfect opportunity to make some changes in your home loan to better suit your current situation.

When you were first approved for your mortgage upon purchasing your home, you may have been locked in at a considerably higher mortgage loan rate. Over the last few years, interest rates on mortgages have experienced record lows, giving borrowers the opportunity to save hundreds or even thousands of dollars over the term of their mortgage by paying less into interest and more into their principal. Renewing your mortgage can give you the option of locking in these lower rates, as well as refinance your mortgage if you need to borrow more money or want to pay your mortgage off quicker.

Mortgage renewals give homeowners the chance to shop around for a new mortgage. When you receive a notice from your bank or current lender reminding you that your mortgage is coming up for renewal, take that opportunity to shop around elsewhere to see if there are any other lenders available that are willing to provide you with a mortgage that offers a lower rate and more convenient packages and conditions.

What was ideal for your situation 5 or 10 years ago may not necessarily be what`s best for you now. Get in touch with an experienced mortgage broker who can help you shop around for a mortgage at the lowest interest rate and most convenient package for you before your mortgage needs to be renewed.

How to Make Your Corporate Housing Suite Feel More Like Home

How to Make Your Corporate Housing Suite Feel More Like Home

Many people have jobs that require them to do a great deal of traveling. These business trips sometimes last for a few days, but can often last for much longer. If you spend weeks or months in a new city for your job, you might feel homesick or lonely because you are away from the familiarity of your hometown and your family. However, with a few easy steps, you will be able to make your corporate housing suite feel more like home. This way, you will be able to alleviate the homesickness you’re feeling and focus on the business deal or negotiations that your employer sent you to the city to accomplish.

A great way to feel more settled is to bring photos of your family or loved ones with you. With the current technology available, printing photos is cheaper and easier than ever before. Photo printers allow you to print out photographs in your own home. Even if you don’t have a photo printer, you can upload photographs taken on a digital camera or smartphone directly to your computer. Once you do that, you can order prints online from a drugstore or photo printing company. You can pick up the photographs in-store or have them mailed directly to your home address. Picture frames are also relatively inexpensive. A few framed photos of the people you love the most will give your corporate housing suite a home-like atmosphere that will tide you over until you actually get to go home.

Another way to bring home with you to your corporate housing suite is to bring along some personal items. This will make the suite feel more like an extension of your own home. Corporate housing is generally very comfortable and pleasant to stay in, but bringing along some personal belongings can transform it from a temporary living situation into a home away from home. You don’t have to pack up your entire house and bring it with you, just bring along a few of your favorite things. For example, you could pack a candle with your favorite scent, your favorite pillow, or a few of your favorite CDs. This will make you feel more comfortable and relaxed while you’re on your business trip.

Unpacking is another helpful way to feel more settled. If you don’t unpack your clothes and other belongings, you will essentially be living out of a suitcase. This can make you feel frazzled or disorganized. Your clothes may get wrinkled and your suite may get disorganized. However, unpacking your belongings and putting them away can help you feel more at ease. Organization is an important part of feeling relaxed and stress-free. If your clothes are neatly folded or hanging up in the closet, your stay in corporate housing will seem more settled and less like you have been uprooted from your normal life.

Mis-sold Mortgages, Widespread Problem In The Country

Mis-sold Mortgages, Widespread Problem In The Country

The FSA announced its concern regarding mis-sold mortgages in 2008. The growing number of mis-sold mortgages complaints was really alarming so the FSA has banned many mortgage brokers when it found out that they are mis-selling the product to their clients. It was reported in 2007 that more than 371,000 homeowners believe they might have been given bad advice or have been mis-sold mortgages by their lender and their mortgage brokers.

The FSA learned that lenders are giving bad tips to their clients causing mis-sold mortgages problems. They learned that some of these mortgage brokers are able to offer mortgages they know to be unaffordable and to accept self certification business even if they had concerns that the financial information provided by the customers were doubtful. Mortgage brokers did not bother to check the financial information of their customers and worse, in some cases, the mortgage brokers themselves encouraged the borrowers to inflate the borrowers income so that you can get a higher amount of loan. All of these practices are completely inconsistent with treating customers fairly.

You could be able to make mis-sold mortgages claim if you were sold a mortgage while you were on benefits. If your borrower or mortgage broker failed to properly assessed to check that you may afford the monthly mortgage repayments, then you can be also one of many victims of mis-sold mortgages and may be able to claim compensation. People whose mortgages run past their retirement age were also mis-sold mortgages by their lender and mortgage broker. If you were advised to switch to another lender without being told of the many fees and penalty charges that would actually make you worse off, then you have been mis-sold mortgages victim. If the commission paid to the mortgage broker from the lender was not explained to you, then you are more likely have been mis-sold mortgages. If you were a council tenant and was suggested to purchase your council house without the lender undertaking an adequate analysis of your financial circumstances, then your home could be one of the mis-sold mortgages in the country. If you paid the mortgage broker a separate fee which was a percentage in the loan, then your home was also mis-sold to you.

If some of these things happen to you, then you are one of the victims of mis-sold mortgages cases in the country and you might lose your home if you don’t act accordingly. You might be able to save your home by filing a complaint towards your lender and may even be able to make compensation claim for being mis-sold a mortgage.

Be a VIP at home. Use your best stuff every day

Be a VIP at home. Use your best stuff every day

My grandmother bought me a set of 6 china cups and saucers for my 21st birthday. Now I’m 50 but those cups and saucers have been used almost daily. Sure, I lost two cups at some point but it doesn’t really matter. Those objects were given for me to love and enjoy them and I’ve had nearly thirty years worth of enjoyment out of them. Of course I could have kept them safe in bubble-wrap at the back of the cupboard but what would be the point of that? Most of us will happily use supermarket glassware and keep the cut-glass in the cupboard. Why? If you have precious items that you want to use but are worried about them being lost or destroyed consider the following: -Take a really great photograph of the object. If you lose the object you’ll have the photograph forever. -Make sure items are properly insured. -Display them somewhere safe (in a lit cabinet? In a jewellery box?). -Be sensible about their use – don’t give your best cut glasses to the children (although I used to … and my children never broke any). -Don’t put your favourite items in the dishwasher or the washing machine (wash by hand) … I’ll admit I stick most things in the dishwasher but that’s just me! However, once you have decided which precious items to keep, clean them carefully and look after them. -Make sure your antique jewellery has a safety chain fitted (a good jeweller will do this for you). Don’t wear that precious necklace until you get the clasp fixed etc (be sensible about it). Then, once you’ve taken precautions, use and enjoy the items that you love. Granddad would have wanted you to have worn his gold pocket watch occasionally or at least have it placed in a beautiful display box where you can enjoy it every day.
